Terms of Service
Effective November 1, 2026
These Terms of Service apply when you use americansafewash.com or have American Safe Wash LLC (American Safe Wash, we, us) perform work at your property. If a written proposal, work order or Safe & Sound Plan Summary we give you says something different, that document controls for that job.
Safe & Sound members are also covered by the Safe & Sound Plan Terms. Text messages are covered by our SMS Terms, and the information you share with us is covered by our Privacy Policy.

Using this website
You may use this website to learn about our services, request a property review or quote, and manage your membership. Please do not misuse the site, interfere with its operation, submit false information or use automated tools to copy its content.
Information on this site is general. Photos and the scroll film show the cleaning process and may include illustrations. Your results depend on your surfaces and their condition, which we review in person or by phone before quoting.
Quotes and proposals
We price work from an On-Site Property Review or a phone quote. A quote or proposal covers only the work it describes and is valid for 30 days unless it says otherwise. Work that is not listed, such as rust, oil or grease stain treatment, is priced separately.
Scheduling and weather
We will agree on a service day with you. Rain, wind, lightning and temperature affect our work, and we may need to reschedule for safety or quality. We will tell you as soon as we can and set a new date.
To schedule work we may require a credit or debit card on file.
Getting the property ready
Before we arrive, please:
- Move or protect patio furniture, grills, vehicles and other belongings near the surfaces being cleaned.
- Close and latch all windows and doors.
- Make sure outdoor outlets, light fixtures, alarm panels and other electrical equipment are watertight and GFCI protected.
- Make sure outdoor spigots and hose connections work and are secure. We use water from the property to mix solutions and rinse.
- Let anyone living at or visiting the property know at least one day ahead, and keep people and pets inside or away from the work area while we clean.
If we cannot work safely because these steps were not done, we may need to stop or reschedule, and a trip charge may apply.
Plants and landscaping
We pre-wet and rinse plants near the work area. A few conditions are outside our control, and we ask for your help with them:
- Water landscape and lawn areas near downspouts thoroughly when we clean the roof.
- Point downspouts away from landscape beds. Plants at downspouts, along the drip line of a home without working gutters, or touching the siding can be stressed by runoff.
- Trim plants back so they do not touch the siding or other surfaces being cleaned.
If you believe our work damaged a plant, tell us in writing. A plant is considered damaged if it shows no signs of new growth within 90 days of the service date. If we caused the damage, we will replace the plant or refund its replacement cost.
What cleaning can and cannot fix
- Oxidation, a chalky film on vinyl, aluminum and other siding, is weathering and not dirt. Cleaning can reveal it. Oxidation restoration is a separate service.
- Rust from cars, furniture or fertilizer, and grease or oil spots, are often permanent. Irrigation rust can usually be treated separately.
- Dark oxidation on older aluminum may not come off.
- Hard water can leave spots on glass after rinsing.
- On roofs, algae streaks fade during the visit, but dead moss and lichen release over weeks to months as rain and wind clear them. Removing them by hand too early can damage shingles.
- On flat concrete, soft washing can take a few rains to reach its full result. Stubborn stains may need added treatment.
Roof work and safety
Our technicians use fall protection on every roof. In some cases we may need to install a small roof anchor to work safely. If one is needed, we will tell you before we install it.
Payment
Unless your proposal says otherwise, payment is due on the day the work is reasonably complete and is charged to the card on file. Reasonable completion does not wait on minor touch ups. If you pay through a third party service that charges a fee, that fee may be added to your invoice.
Unpaid balances may be subject to the late charges stated on your invoice, as permitted by Connecticut law, and may be referred to collections. Warranty service is paused while an account is past due.
Five year limited roof warranty
This limited warranty applies only to asphalt shingle roofs with a pitch steeper than 6 in 12 and no standing water that we soft wash. It runs for five years from the date the work is completed:
- Year one: if dark algae or mildew returns, we treat it at no charge.
- Years two through five: we treat returning dark algae or mildew at 75 percent of our then current price. Areas smaller than 25 percent of the roof are prorated at our hourly rate.
- Call us at the first signs of return, when spots are about the size of a silver dollar and before streaking spreads. Once we confirm a warranty treatment in writing, please schedule it within 30 days.
- The warranty transfers to a new owner of the home.
- It does not cover slate, metal, wood, tile or any other roofing that is not asphalt shingle, roofs with a pitch of 6 in 12 or lower, roofing we did not originally treat, areas under roof mounted equipment, mustard (green) algae, debris removal, or damage from storms and other events outside our control. Please keep branches trimmed at least eight feet from the roof.
- If our process, solutions or people damage your roof or void the roofing manufacturer warranty, we will repair or replace the affected roofing in line with that manufacturer warranty.
Damage claims
If you believe our people, equipment or cleaning solutions damaged your property, tell us in writing within 30 days of the service date so we can inspect it while the facts are fresh. If we are responsible, we will repair the damage through our contractors or reimburse you for the reasonable cost of repair.
Your right to cancel an agreement signed at home
If you sign an agreement for services at your home and the Connecticut Home Solicitation Sales Act applies, you may cancel it without penalty within three business days after signing. The written notice of cancellation you receive with the agreement explains how.
Calls, texts and email
When you submit a form you choose whether we may call, text or email you. Those choices are optional and are not a condition of any purchase. You can withdraw consent at any time by any reasonable means, including replying STOP to a text, clicking unsubscribe in an email, telling us on a call, or contacting us at the address above. We honor these requests promptly and within ten business days. See our SMS Terms for details.
Limitation of liability
To the extent Connecticut law allows, American Safe Wash is not liable for indirect or consequential losses, and our total liability for a job is limited to the amount you paid for that job. This limit does not apply to damage caused by our negligence or willful misconduct, or where the law does not allow it. Nothing in these terms limits any right you have under Connecticut consumer protection law.
Disputes
If something goes wrong, call or write to us first so we can try to make it right. These terms are governed by Connecticut law. Any dispute we cannot resolve together will be handled in the courts of the State of Connecticut, including small claims court where it qualifies.
Changes to these terms
We may update these terms from time to time. The version posted on this page with its effective date applies to work scheduled after that date. Work already under a signed proposal stays under the terms in effect when you signed.
